Investment construction loans to build a new single family home or multi-family homes are a great way to “build” instant equity. With the price of existing homes as high as they are, it is worth looking at construction to help build equity for flipping or to make sure your rental home will last without major repairs. The mortgage buddy has a variety of construction loan programs and builder references to help build your rental homes, especially if you have experience in the last 3 years buying, building, or flipping investment properties.

Another great way to build fast equity into your real estate holdings is to buy a fixer property and flip (or convert into a long term rental).  This is a unique program that is not offered by most banks – we can help you purchase or refinance an investment home if it needs some minor or major repairs.  No income qualification – only 3 year track record of investors history to show experience for qualifications

  • Foreign Nationals OK
  • Duplex and multifamily (2-20 units) OK, also 'mixed use' property is ok as long as 75% of building is used for 'residential'
  • Can be used for projects already started and teardowns (if you have any projects that started but couldn't complete)
  • Investors can be an LLC, corporation, partnerships, sole proprietors, individuals
  • 1 million single family - 1.5 million for duplex max loan amounts
  • Can be used to purchase land
  • 12-18 month construction term, extensions can be granted case by case beyond 18 months
